Terms of Sale

The deadline for submitting bids is 29 November 2026 at 18:00, or three minutes after the last accepted bid.


Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.


If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority. This will be included in the online auction as the maximum bid in accordance with the automatic bidding system. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the item number on Huutokaupat.com to which the offer relates. A written purchase offer is binding and is subject to the same terms as an online auction bid. The offer must be submitted by 25 November 2026 at 12:00 to the Enforcement Authority’s Lahti office at Kirkkokatu 12, 15140 Lahti, or by email to lahti.realisointi.uo@oikeus.fi.


The enforcement officer may accept or reject the highest bid submitted. The enforcement authority reserves the right to terminate the sale or extend the bidding period.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest.

Register with Senior Enforcement Inspector Ruuth Tirkkonen at ruuth.tirkkonen@oikeus.fi or by telephone on 029 565 9808 (Mon–Fri 10:00–12:00). Those registering by email are asked to include a telephone number for notification of any changes. Advance registration is mandatory. The viewing will take place only if people have registered in advance. Those registered for the viewing will receive further instructions on how to attend. The viewing will be conducted as a single tour; it will not be possible to join after the tour has started. This is an unfinished apartment building, so visitors are urged to attend the viewing with appropriate personal protective equipment. The Enforcement Authority cannot provide any protective equipment for visitors.
