Seljänperä, Ii, AP plot no. 2, Ii

The municipality of Ii is selling AP plots in accordance with the local master plan, in the area covered by the amendment to the Ii Coastal and Islands Local Master Plan. The plots are located near the shore of the Gulf of Bothnia, in the north-eastern part of Seljänlahti Bay. The area is generally green. The southern part has a rural character, with small clearings and patches of fields, while the northern part is quite wooded. There are many permanent and holiday homes in the area. The plots for sale are located approximately 15 km north of the municipal centre.

PROPERTY FOR SALE

PLOT NO. 2

Plot area 1,700 m², property identifier 139-402-6-56. The plots are sold as määräala parcels, free of encumbrances. A permanent right of way to the shore runs along the southern edge of the plot and remains an encumbrance on the plot.

BUILDING RIGHTS

One residential building with no more than two dwellings and outbuildings may be built on the building site. The total floor area may be no more than 250 m². Minimum plot size 1,500 m².

BUILDING OBLIGATION

The buyer undertakes to construct a new building in accordance with the detailed plan within three years of the start of the lease period, to a stage at which the building control authority can carry out the acceptable commissioning inspection required by the building regulations.

The seller may, upon application, extend the building period referred to above.

WASTEWATER TREATMENT

There is no municipal sewer network in the area. A property-specific wastewater solution is required. Infiltration of wastewater from the plots into the ground is prohibited.

WATER CONNECTION

The water connection in the area is priced according to the tariff of the Ii water utility. For example, the connection fee for a detached house of 100–200 m² is €1,429.40.

SHARES IN COMMON AREAS

No shares in common areas or special rights are transferred with the sale.

RIGHTS OF WAY

The area is accessed via a private road, and the buyer is responsible for constructing the road leading to the plot. There are old tracks in the area that may be used for access where possible. The buyer is responsible for any private road charges imposed on the property.

PUBLIC AREAS

The areas surrounding the plots and the shore are zoned as local recreation areas and are for everyone’s shared use.

SALE COSTS AND PROPERTY FORMATION

The buyer is responsible for the fee of the public purchase witness, the property subdivision fee and transfer tax.

VIEWING THE PROPERTY

The property may be viewed independently. The plots are marked on site with wooden stakes, and each plot has its own map. If the buyer wishes to view the plots with an agent, this can be arranged by agreement between 3 November and 30 November.
