Anni’s Village is located approximately 2.5 kilometres south-west of Järvenpää town centre. The new planning area is next to the culturally and historically valuable Vanhankylänniemi, where the nature-oriented area, steeped in history, offers cultural activities, restaurant services and recreational opportunities. The nearest day-care centre and school are two kilometres away, and the nearest grocery shop just over two kilometres away. Järvenpää railway station is three kilometres away, and the southern junction of the Helsinki–Lahti motorway is six kilometres away.

The plot has 162 floor m² of building rights and 32 floor m² of building rights for an outbuilding.

All plots are open for applications, and bids may be submitted for all plots. If you have made the winning bid on one of the plots in the area, you may no longer bid on other plots in the area or change plots during the reservation process. Once the plot sale has been completed or the reservation has been cancelled in full, you may again bid on other plots in the area.

The house built on the plot must be completed to a habitable standard within three years of signing the deed of sale. The new building must use 50% of the building rights permitted by the local detailed plan. The undeveloped plot may not be transferred onwards to a third party.

The area has building guidelines, which must be followed and studied carefully before making a bid.

The plots are marked out on the ground and municipal infrastructure has been built in the area.

In addition to the purchase price, land-surveying costs of €1,600 per plot will be charged. Recipients of detached-house plots must pay a 5% reservation fee within two weeks of the city notifying them that they have been allocated a plot. By participating in the auction, you undertake to pay the reservation fee if you make the winning bid. The invoice will be sent to the bidder’s email address. The reservation fee will be credited against the final purchase price, but will not be refunded if the plot recipient cancels the sale.

After the reservation fee has been paid, a decision on the sale of the plot will be made. The balance of the purchase price must be paid and the deed of sale signed within approximately three months of payment of the reservation fee.

Plot foundations and buildability

A buildability survey was carried out in the area in 2015. The foundation method must be specified based on a soil survey conducted at the building site.

Waste collection points

Two shared waste collection points have been planned for the area’s detached-house plots; they are estimated to be completed during 2026–2027. After this, private waste containers may not be placed on the plots. Plots intended for construction by housing companies will have their own waste points. The city will build the shared waste collection point, and the costs will be charged to the plot buyer when the sale is completed. The connection fee is €1,750 per plot.

Stormwater     

Stormwater must be managed in accordance with the local detailed plan regulations. Stormwater generated on the plot (rainwater, meltwater and foundation drainage water) must be detained on the plot before being directed into the municipal stormwater network. Stormwater from the plot may not be directed onto a neighbour’s land or a public area.
