The property is sold by ascending bids in an online auction held on the www.huutokaupat.com website. Participation in the auction requires registration. The deadline for submitting bids ends on 11.10.2026 at 18:00, or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

If it is not possible to submit a purchase bid through the huutokaupat.com service, the prospective buyer may submit a written purchase bid to the enforcement officer, which will be included in the online auction as the maximum bid in accordance with the bid increment automation. The bid must be submitted no later than 08.10.2026 at 13:00 either by post to the Enforcement Authority, P.O. Box 1, 00067 Enforcement Authority, or by leaving a written bid at the Oulu office registry at Oulu office, Torikatu 34-40, 90100 Oulu (open Mon–Fri 8:00–16:15), or by email to oulu.realisointi.uo@oikeus.fi. The person submitting a written purchase bid is responsible for ensuring that the bid has arrived by the stated deadline. A written purchase bid is binding and the same terms apply as in the online auction. The written purchase bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the item number on huutokaupat.com to which the bid relates.

The enforcement authority reserves the right to end the sale or extend the sales period.

Payment terms

The enforcement officer will inform the person who submitted the highest purchase bid whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is recorded in the official funds account, the enforcement officer will issue a sales decision, which will be served on the parties. The purchase price cannot be paid by credit card.

Deposit:
If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period:
If necessary, a payment period of up to six weeks from the sales decision will be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest is charged thereafter, which is currently 9.50%.

Obligations and rights transferred to the buyer

Liabilities transferred to the buyer due to the previous owner’s unpaid charges and fees

The buyer is liable to the housing company for the previous owner’s unpaid maintenance charges and usage fees, but only up to an amount equal to the total of the maintenance charges for the month in which the ownership is transferred and the immediately preceding five months. According to the property manager’s certificate dated 24.08.2026, the storage unit 4 has arrears of total charges amounting to EUR 6,005.44 as at 24.08.2026.

Housing company loan shares attributable to the apartment

The buyer is liable to the housing company for any housing company loan shares attributable to the apartment. According to the property manager’s certificates dated 24.08.2026, no housing company loan shares are attributable to the shares.

Transfer tax
The buyer is obliged to pay transfer tax of 1.5%. The tax is calculated from the total of the purchase price and the obligations transferred to the buyer as of the date of transfer of title.

The property has been seized and is sold by public sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.
