Viewing the property

Calls on weekdays from 08:00 to 15:00 on 040 191 7435. The buildings, surroundings and access routes must be inspected independently before submitting an offer so that the buyer has a clear picture of how, with what equipment and on what schedule the property can be demolished, removed and the area cleared by the buyer. No separate viewing will be arranged at the property. The buyer may not later invoke any matter that could have been observed during the pre-inspection.

Buyer’s obligations

Items, fixtures and movable property in the cabin building and in the storage/toilet building are included in the sale and must also be removed from the plot by the buyer.

The buyer is responsible for all direct and indirect work and costs arising from demolition, loading, clearing, transport, etc., as well as waste fees. The buyer is also responsible for ensuring that demolition and cleaning waste unsuitable for further use is always delivered to waste treatment facilities in accordance with the Waste Act. The buyer is also responsible for occupational safety during demolition and transport work. At no stage may the work cause danger to third parties.

Note! The property is in a nature conservation area, which must be taken into account in all work and inspections carried out at the site.

Metsähallitus will obtain the necessary demolition permit for the property from the building control authority of Pyhäranta.

Property description

The property is located at Alhonluodontie 113, 27320 Ihode. The latter part of the road is a forest track, which is not recommended for driving with a passenger car. In the yard, it is possible to turn around a vehicle with higher ground clearance than a passenger car.

The cabin building has a log frame. The external dimensions of the cabin are approx. 6.5 m x 6.8 m. The building has a gabled roof and sheet metal roofing. The ridge height from the underside of the lowest log is approx. 3.3 m. The cabin building has a concrete pillar foundation made on top of bedrock. The foundation of the brick chimney and fireplace has also been cast from the bedrock surface. The foundations and chimney must also be demolished down to bedrock, and the demolition waste delivered for further use or to a waste treatment facility by the buyer as part of the sale.

The storage building is a light timber-framed, board-clad building. The storage building measures approx. 1.9 m x 2.9 m. Ridge height approx. 2.5 m. Roofing is profiled sheet metal. The roof type is a mono-pitch roof. The outbuilding is mainly founded on natural stones. The foundations of the outbuilding may be left in place, but the building must be dismantled and removed from the plot together with its movable property.

Demolition and removal

Demolition and removal work may begin immediately after completion of the sale, once possession and title have transferred to the buyer. The start of the work must be notified to the representative of Metsähallitus before work begins. Transport work may be carried out in summer or winter, but not during the spring thaw period. Metsähallitus will not provide road maintenance or snow clearance.

Demolition, removal and cleaning work must be completed by 30.10.2027.

If the area has not been cleaned by the deadline, Metsähallitus will have the site cleaned at its own expense and will charge the costs incurred to the buyer.

No harmful substances have been detected at the property.

Concluding the sale

The real estate sale must be concluded in the form prescribed by the Finnish Land Code. After acceptance of the offer, a separate deed of sale will be drawn up for the property with the buyer. The time and place of signing the deed will be agreed separately with the buyer.

Other costs

The buyer is responsible for any taxes and other similar charges.

Withdrawal from the sale

Under the Finnish Land Code, a party that refuses to complete the sale must compensate the other party for reasonable costs arising from advertising, inspection of the property and other necessary measures related to the sale.
