The property is sold by ascending bid in a net auction held on the website www.huutokaupat.com between 26/8/2026 and 21/9/2026. Participation in the auction requires registration. The deadline for submitting bids ends on 21/9/2026 at 18:00, or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The bailiff decides separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by public sale conducted by the bailiff, applying the general auction terms laid down in the Enforcement Code as applicable.

Payment terms

The bailiff will inform the bidder with the highest purchase offer whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the bailiff will issue the sales decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20 per cent of the purchase price immediately.

Payment period: If necessary, a payment period may be granted for the remaining purchase price, but for no longer than six weeks from the sales decision. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual late-payment interest will thereafter be charged. The current late-payment interest rate is 9.50%.

Obligations and rights transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after the deed of sale was drawn up. The buyer is responsible for the title registration costs and transfer tax.

The property has a water and sewer connection with Inergia Oy. To take over the connection, the new owner must be prepared to pay any unpaid charges relating to the connection to the water company. The new owner must pay these charges directly to the water company, and they are not paid from the purchase price paid into enforcement proceedings. According to Inergia Oy, there are no unpaid charges relating to the connection (status 14/8/2026).

The property has an electricity connection with Inergia Oy, 3x35A. To take over the connection, the new owner must be prepared to pay any unpaid charges relating to the connection to the electricity company. The new owner must pay these charges directly to the electricity company, and they are not paid from the purchase price paid into enforcement proceedings. According to Inergia Oy, there are no unpaid charges relating to the connection (status 14/8/2026).

The object is sold at an online auction with ascending bids on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 21/9/2026 at 18:00 (or 3 minutes after the last purchase bid accepted for the auction has been submitted).

The bid will be linked to the online auction as a maximum bid according to the bid increment function. The bid must be submitted in writing to the Enforcement Service no later than 18/9/2026 at 12:00, at Enforcement Service / Kuusamo branch, Kaiterantie 20, 93600 Kuusamo or by email to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and the same terms as for the online auction apply to it. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property has been seized and is sold by private treaty through the bailiff’s office in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
