The property is sold in an online auction with bidding on the website www.huutokaupat.com from 29 July–16 August 2026. Participation in the auction requires registration. The deadline for placing bids ends on 16 August 2026 at 18:00 or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to place purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written offer must be signed and must state the bidder's contact details, the maximum bid amount and the Huutokaupat.com object number concerned. A written purchase offer is binding and is subject to the same conditions as the online auction. The offer must be submitted no later than 13 August 2026 at 12:00 to the Enforcement Authority's Raahe office, address Kummatinkatu 6, 92150 Raahe, or by email to oulu.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is subject to distraint and is sold by private sale under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code's general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment appears on the official account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the entire purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sales decision. In that case, annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will be charged thereafter, which is currently 9.50%.

Obligations transferred to the buyer

The sale conditionally includes a water and sewer connection. To transfer the connection into their name, the buyer must pay the water company (Kajaanin Vesi utility) any arrears related to the connection. According to information from Kajaanin Vesi utility on 4 June 2026 there are no outstanding charges on the connection.

The sale conditionally includes an electricity connection 3x25A. To transfer the electricity connection into their name the buyer must pay the electricity company (Kajave Oy) any arrears related to the connection. According to information from Kajave Oy, the arrears on the connection amount to €288.78 as of 5 June 2026. The price of a new connection is €5,060.00.

The amounts claimed by service providers may change during the sale.

Fees possibly payable for transfers of connection agreements are the buyer's responsibility.

The buyer must apply for title registration within six months of the date of the deed. The buyer must pay the transfer tax proactively no later than when applying for title. The transfer tax is 3% of the purchase price.
