Participation in the auction requires registration. The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has registered as highest. The enforcement officer will decide separately on the acceptance or rejection of the highest bid within seven working days of the end of the online auction. Acceptance of the bid and payment instructions will be notified to the buyer separately.

Bids are made on the purchase price, which does not include items payable by the buyer under the Housing Companies Act (see the sales prospectus section on obligations and rights that transfer to the buyer). The buyer must pay the housing company’s receivables directly to the housing company; the purchase price paid to the enforcement authority does not reduce them in any way.

Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

Payment terms: The buyer must immediately pay a deposit of 4 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. If the highest bid is accepted, the balance of the purchase price may, if necessary, be granted up to six weeks' payment time. If the payment period is not used, the purchase price must be paid immediately after the offer is accepted. If the payment period is used, annual interest will be charged on the whole purchase price for the entire payment period from the sale date until the payment period ends, in accordance with section 3(2) of the Interest Act.

Appeals: An enforcement appeal against the sale and related or preceding acts must be filed within three weeks from the date of sale. Guidance on the right to appeal will be attached to the sales decision.

Conditions of sale:

The property is seized and is sold by the enforcement officer by private sale in accordance with section 76 of chapter 5 of the Enforcement Code and the general auction terms of the Enforcement Code. The enforcement officer may approve or reject the highest bid entered in the auction. More information is available in the sales prospectus.

Please read the sales prospectus for information on any loan shares, unpaid housing company charges and other obligations or costs that the new owner is also responsible for or must pay in order to obtain possession of the share apartment.
