HOTEL BUILDING

The hotel building has three storeys.

A rough estimated floor area based on the building’s external dimensions is approximately 250 m² per floor.

The hotel has 13 guest rooms and various other spaces serving hotel and restaurant operations.

The building includes, among other things:

LAND AREA – THE BUYER HAS TWO OPTIONS

The share of the property relating to the hotel area is not included in the auction price.

Under the partition agreement, the area used by the hotel is designated Area 52. According to the agreement, control of Area 52 covers approximately a 2,680 m² area on which the hotel buildings are located.

The auction winner may choose between two options.


Option 1 – purchase of the share

The buyer may acquire the share of the property relating to the hotel area in connection with the property sale for a separate purchase price of €149,000.

The share includes control of Area 52 in accordance with the partition agreement.


Option 2 – long-term leasing of the land area

If the buyer does not wish to acquire the share, the land area needed by the hotel can be leased to the buyer for an annual rent of €6,000.

The lease term can be agreed as long-term according to the buyer’s needs, if necessary for up to 30 years.

The rent will be increased by 5% annually.

At the end of the lease period, the parties may enter into a new updated land lease agreement based on the prevailing circumstances and terms at that time.

A separate written land lease agreement will be drawn up, setting out in detail, among other things, the lease term, rent payments, rent increases, use of the area and other lease terms.

A long lease term gives the buyer the opportunity to operate and develop the business in the long term without having to tie up capital in the purchase of the land area at the same time as acquiring the buildings.


USE OF THE BOAT DOCK

According to the partition agreement, the holder of Area 52 has a 20% share in the control of the boat berths/dock. The agreement also governs the use of the dock and the sharing of related costs.

If the buyer also acquires the share of the property relating to the hotel area, the rights connected to the control of Area 52 will be determined in accordance with the partition agreement.

If the buyer chooses to lease the land area, the right to use the dock needed for hotel operations will be arranged in the land lease agreement.

An official boat route runs in front of the dock.


POSSIBILITIES FOR DEVELOPING THE HOTEL AREA

According to the partition agreement, in Area 52 it is possible, without the separate consent of the other contracting parties, to build or have built, in whole or in part, buildings and structures that, under the valid zoning plan, serve and promote tourism.

This offers the new owner opportunities for the future development of the hotel area.

The buyer must separately check the conditions for any further construction, changes in use or other development, as well as the necessary official permits.


MOVABLE PROPERTY – ENTIRE HOTEL MOVABLE PROPERTY €49,000

The hotel’s movable property is not included in the auction or in the bid submitted at the auction.

However, the auction winner has the opportunity to acquire all of the hotel’s movable property in a separate transaction for €49,000.

This gives the buyer the opportunity to acquire, in addition to the buildings, the movable property in the hotel and thereby make use of the existing whole in continuing the business. The movable property is extensive and includes, among other things, equipment and fittings used in the hotel rooms, halls, restaurant and café areas, and kitchen. The movable property can be viewed during the presentation.

A separate agreement will be drawn up for the sale of the movable property.


THE PROPERTY WILL BE TRANSFERRED FREE OF THE CURRENT HOTEL LEASE

The hotel is currently occupied by a tenant. The current lease will be terminated, and the property will be transferred to the buyer free of the current hotel operating lease.

The new owner can therefore decide for themselves whether to continue hotel operations as their own business, acquire a new operator for the property, or develop another suitable operating model for the property.
