Seized forest property in Oulainen, Oulainen

The property is sold in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 12 August 2026 at 14:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 7 August 2026 at 16:15. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer may also be submitted by the same deadline to the Enforcement Authority's Oulu office at Torikatu 34-40, 90100 Oulu. The office customer service is open on weekdays 08:00–16:15. A written offer must state the bidder's name, personal identity number/business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it reaches the authority by the deadline. A written purchase offer is binding and is subject to the same terms as the online auction.

This bidding procedure is part of an offering procedure for a total of five jointly mortgaged properties, in which bids are requested in an alternative offering procedure under Chapter 5, Section 61 of the Enforcement Code for all jointly mortgaged properties together and for each property separately. Separate offers for individual properties will be accepted if they exceed the joint offer or if the debtor demands it and all preferential claims and the applicant's claim are covered.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is seized and sold by private sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official trust account. When the payment appears on the trust account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the balance from the sale decision. In that case, annual interest is charged on the full purchase price for the payment period from the sale date until the payment due date. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, currently 9.50%.

Buyer’s assumed liabilities

On transfer of ownership the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and no later than six months from the date of the deed. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emptive right to acquire the property if acquisition is necessary for national defence, border surveillance or border security, or to ensure or protect territorial integrity (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/469).

Certain foreign persons defined by law may acquire property in the territory of Finland only if a permit is granted (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/470).

The enforcement officer decides separately whether the highest bid will be accepted or rejected. Bids given in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase sum within the agreed payment period. Failure to pay the offered purchase sum may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement officer reserves the right to end the sale or extend the sale period.

If it is not possible to place bids via the Huutokaupat.com service, a buyer candidate may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 7 August 2026 at 16:15 at the address Utsökningsverket / Ulosottolaitos, PL 1, 00067 Ulosottolaitos or Utsökningsverket / Uleåborg operational unit, Torikatu 34-40, 90100 Uleåborg or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code's general auction conditions.
