The living room has air conditioning/heating via a Bosch air-source heat pump, which can cool or heat the whole floor. There is an option to connect a fireplace or similar to the chimney from the living room. A third optional heating method is direct electric heating. Ceiling height is an impressive 2.6 m.

The upper floor is approx. 47 m². Stairs lead there from the veranda. The floor has a landing/lounge area and a large bedroom, plus plenty of storage space. Heating is direct electric, but there is also the option to connect a fireplace to the chimney. The upper floor is insulated and has been used year-round.

The cellar contains a sauna and shower, plenty of storage and space for firewood, a hobby/craft area and space and connections for a washing machine and tumble dryer. Humppila is centrally located: about one hour to Turku and Tampere, 1.5 hours to Pori and Helsinki. Half an hour to Forssa or Loimaa.

Property condition

The house is largely in its original condition and the structures are breathable. Known renovations are as follows:

2022 – Inspection of all roof tiles and replacement of cracked tiles, approx. 130 in total. Moss was removed at the same time. Locks were changed to a new Abloy Exec system for the exterior door and the garage. Sauna panelling and benches and the electric sauna heater were renewed. The building structures were inspected by removing the lower edge of the external cladding to reveal the sill on top of the concrete foundation. The timber structures were found to be in perfect condition. The external cladding was inspected at the same time and found to be in good condition and suitable for maintenance painting.

2023 – Dishwasher and new side-by-side fridge-freezer installed in the kitchen. Kitchen panelling painted and walls papered with wallpaper.

2024 – Wood-stove fire bricks renewed. Veranda interior ceiling panelling renewed and veranda walls painted. Air-source heat pump installed.

2025 – Walls of the upper-floor lounge papered.

2026 – Electricity meter replaced and the consumer unit inspected.

Other

The house is connected to the municipal water supply. Wastewater is handled by a settling tank.

The house has been occupied as a permanent residence since it was built. The buyer may, at their own expense, commission a condition survey before the end of the auction.

Floor areas have been measured for sales purposes based on room sizes and the measurements are approximate estimates rather than exact figures. They have not been re-measured to current standards; therefore the areas may be smaller or larger than stated. The purchase price is not based on area.
