What is Villas ownership?

You own the apartment outright or, for example, as a 1/6 part-ownership.

    As a Holiday Club Villas owner you can focus on holidaying and relaxing. You also enjoy exclusive Holiday Club Villas owner benefits and participate in an effective shared rental scheme that ensures your apartment is rented when you are not using it.

Use of Villas ownership is flexible

  • Unlike week owners, Villas owners reserve a week or part of a week for their own use when they wish. Your own holiday home is always ready for you. When you walk in, everything is prepared for you and your family.

  • If you do not reserve a week for your own use, Holiday Club will automatically arrange the rental of your holiday week and income is paid to the owner according to the agreement.

Buyer receives Villas owner benefits:

As a Villas owner you can also book Villas apartments at other destinations at a last-minute price of €44/day (minimum 3 nights), excluding Naantali Villas apartments. Villas Tahko Spa apartments are €80/day, minimum 3 nights. Villas last-minute offers are published to Holiday Club owners' online service for booking seven days in advance.

Villas holiday homes and apartments are built in familiar Holiday Club spa destinations, located in popular resorts with the best services and activities nearby.

The buyer receives an operator agreement at completion, through which weeks are rented and rental income is paid to the shareholder quarterly.

Maintenance charge €110.42/month. Company loan €8,799.97 (remaining 31/12/2025) which the buyer assumes (no immediate payment required; it transfers with the sale and is repaid automatically from rental income).

Terms of Sale

The seller undertakes to sell the item to the highest bidder.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer agree to record all offers in the system. By placing a bid, the bidder accepts all sales terms when completing the bid. In holiday share sales, contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the sales contract within 3 days of the auction ending.


Withdrawal from the sale

If the sale does not complete due to the bidder, the seller has the right to compensation for false bidding and disturbance of business amounting to 10% of the highest bid or at least €280. (NOTE! This invoice is enforceable). Participation in the auction without intent to buy is prohibited.


Inspection of the property

The bidder has a duty before bidding to inspect the apartment, company documents and other papers. The buyer cannot later claim anything that could have been discovered in a prior inspection. Shares are sold with the information provided in the listing.

Seller information

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of documents related to the property. Suomen Yrityskonsultointi confirms it has provided the buyer with all information the seller knows and that may be relevant to the sale. Suomen Yrityskonsultointi confirms that all fees and other payments to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price excluding debt, and the Holiday Club registration fee (€40 private / €60 companies). Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the contract, a copy of the share transfer entry and proof of transfer tax to the property manager for registration of the share.


NOTE! Suomen Yrityskonsultointi acts only as the advertiser, not the seller. The owners of the shares will be listed as the seller on the contract after the auction ends. Background checks have been carried out on all listed share owners and shares can be bid on safely.
