The property 92-13-41-12 is located in the Vapaala district. In the local detailed plan the area is designated as a detached small-house block (AO). One dwelling may be built on the plot. Up to 20% of the building rights may be used for office and work premises that do not disturb residential use. The maximum permitted number of storeys is two (II).

Municipal services and connections

Municipal utility connections have not been constructed to the plot. The buyer must arrange and pay for these at their own cost.

Building obligation

The buyer undertakes to start construction work within one year of signing the deed and to complete a residential building within three years of the date of sale so that the building is accepted for use in a partial final inspection. The buyer undertakes to move into the residential building constructed on the plot.

Plot sale and other conditions

The transfer of the plot follows the general transfer principles for detached house plots in force at the time, as decided by the City Board.

The plot is sold at market price, and the auction organiser has the right to reject a bid.

Completion of the sale requires a legally valid decision by an authorised official to accept the offer and sell the plot. The decision will be made within a reasonable time after the auction ends.

Before the decision the buyer pays a reservation fee of €2,000, which will be credited against the purchase price. If the reservation is cancelled before completion, the reservation fee is non-refundable.
