Attachment-seized property with buildings for sale in Ii, Ii

The property is sold by competitive bidding on the online auction site www.huutokaupat.com. Participation in the auction requires registration. The bidding deadline ends on 23 April 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid the service provider’s system has recorded as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or to extend the sales period.

The property is attachment-seized and is sold privately under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official escrow account. Once the payment appears on the escrow account, the enforcement officer will make the sale decision and notify the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment time: Additional time to pay the final purchase price may be granted if necessary, but for no more than six weeks from the sale decision. Interest at an annual rate will be charged on the whole purchase price for the entire payment period from the sale date until the payment deadline. The reference interest rate is currently 2.5%. If payment is not made within the granted period, annual default interest will be charged. The current default interest rate is 9.5%.

Buyer’s liabilities and rights AND/OR claims related to the property for sale

Water and sewer connection with Ii Water Utility. The connection is sold with the property, but the buyer must transfer the existing water connection and the connection agreement into their own name at completion. If the previous owner has unpaid billing arrears, these will transfer to the new owner on completion of the property sale. Otherwise, the new owner will be considered a new customer and a new connection and usage agreement will be made and a connection fee charged. There were arrears of €98.09 as at 20 October 2025. A final invoice for the connection covering unpaid basic charges up to the date of change of ownership will be issued at completion. The latest water meter reading was taken on 15 February 2024. Water supply has been disconnected. The buyer must check and pay any arrears themselves. Arrears will not be paid from the purchase price paid to the Enforcement Authority.

The property has an electricity connection from Iin Energia Oy of size 3x25 A. Electricity was disconnected on 24 October 2022. A maintenance agreement is currently in place and a connection removal procedure is ongoing. If the connection has not yet been removed and a property sale occurs, the buyer must pay all outstanding charges before reconnection and must also submit a general information form to Iin Energia. The buyer must check and pay any arrears themselves. Arrears will not be paid from the purchase price paid to the Enforcement Authority. According to information from Iin Energia Oy, unpaid charges as at 1 January 2026 amounted to €1,249.63. The cost of a new connection is €5,010.

The buyer is responsible for any fees arising from transfers of connection agreements.

If it is not possible to place bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The written bid will be entered in the online auction as a maximum bid by the automatic bidding feature. The written bid must be submitted in writing to the Enforcement Authority no later than 22 April 2026 at 12:00 to: Utsökningsverket / Kemi operation office, Valtakatu 28, 94100 Kemi or rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the item number in the Huutokaupat.com service to which the bid relates.
