The Municipality of Laukaa is selling an unbuilt, waterfront building plot (AO 1222‑3) in the Laajalahti residential area in Laukaa village centre.
The plot is located on the shore of Lake Saraavesi and is marked on the ground. The plot area is approximately 1,969 m² and it has 492 m² of building rights. Construction may begin immediately after completion of the sale. In 2013 a foreshore reclamation was carried out, attaching the reclaimed land to the plot.
There are no mortgages, register easements or usage restrictions on the property.
It is permitted to build a single-storey detached house or semi-detached house with a basement, of which up to two thirds of the main floor area may be located in the basement. Buildings within the block must form a unified whole in terms of roof forms and pitches, and in colour and materials.
Detailed regulations must be confirmed from the local plan and its building instructions.
The property lies within the service areas of Laukaan Vesihuolto Oy (water) and Elenia Oy (electricity).
If the property’s wastewater cannot be gravity-drained to the municipal sewer network, the buyer is responsible for wastewater pumping at their own cost.
The Laajalahti area may be extended to the north in the near future, as there are privately owned building plots consistent with the local plan. Right of way to the properties runs through the green area between the blocks. Vehicular access is shown as indicative in the local plan.
The Laajalahti residential area is located in the northern part of the village centre on the beautiful shores of Lake Saraavesi, part of the Keitele–Päijänne canal route. Recreational routes to Laukaa village centre and along the Metsoreitti to Peurunka offer excellent year-round exercise opportunities. It is about a 25-minute drive to Jyväskylä from Laajalahti.

The purchase price shall be paid to the seller on the day of completion.
The buyer will receive ownership and possession of the property once the purchase price has been paid in full and the deed signed.
