The Municipality of Laukaa is selling an unbuilt, waterfront residential plot (AO 1222‑4) in the Laajalahti residential area in Laukaa village.
The plot is located on the shore of Lake Saraavesi and is marked on site. The plot area is approximately 1855 m² and it has 464 m² of building rights (gross floor area). Construction can begin immediately after the sale. In 2013 a reclamation of the shoreline was carried out, and the reclaimed land was attached to the plot.
The property has no mortgages, no registered easements and no usage restrictions according to the property register.
A single-storey detached house with a basement or a semi-detached house may be built on the plot, where up to two thirds of the main floor area may be placed in the basement. Single-level solutions are also permitted. A separate lakeside sauna may be built on the area marked for it in the plan (sa-marking).
Buildings must be designed with regard to the terrain. They must be placed within the building area, avoiding major terrain modification, terracing and filling. Ridge direction is free. Areas facing the street are to include planted sections of the plot.
Roof form: gable roof or broken gable roof with a pitch of 1:3 or steeper.
Roof colour: black or grey.
Carports and outbuildings may have single-pitched roofs.
Facade material is free, but round logs and cross corners are not permitted in log buildings. In masonry finishes, joints must match the brick or block colour. The building facade colour should be light. Outbuildings’ facades must be consistent with the residential building.
The block’s buildings should form a coherent whole in terms of roof shapes and pitches, colours and materials.
Detailed regulations must be confirmed from the local plan and its related building instructions.
The property is within the service areas of Laukaan Vesihuolto Oy (water) and Elenia Oy (electricity).
If the property’s wastewater cannot be led to the municipal sewer by gravity, the buyer is responsible at their own cost for pumping the wastewater.
Extension of the Laajalahti residential area to the north may happen in the near future, as there are privately owned building plots in accordance with the master plan. Road access to the properties runs through the green area between the blocks. The driving connection is shown in the local plan as indicative.
The Laajalahti residential area is located north of the village centre on the beautiful shore of Lake Saraavesi, part of the Keitele–Päijänne canal route. Outdoor routes to Laukaa village centre and via the Forest Route to Peurunka offer excellent year-round recreational opportunities. It takes about 25 minutes to drive from Laajalahti to Jyväskylä.

The buyer is responsible for taxes and charges on the property after transfer of ownership and for permit fees related to the building project.
The buyer must make contracts for electricity and water services and other necessary connection agreements and is responsible for connection and usage charges. Prices must be confirmed with the relevant company.
The accepted bidder undertakes to pay the seller a deposit of €1,000. The deposit must be paid within 2 days of the auction ending. The deposit is part of the final purchase price. The final sale can be realised electronically via the conveyancing service or in writing certified by a certifying official, according to the buyer’s wish. The time, place and method of signing the deed will be agreed with the buyer separately.
The purchase price must be paid to the seller on the day of the sale.
The buyer will obtain ownership and possession of the property when the purchase price has been paid in full and the deed has been signed.
