Terms of Sale

How to submit offers

The lot is sold by increment bids in an online auction on www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 8 April 2026 at 19:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement authority, which will be entered into the online auction as a maximum bid by the automatic increment. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the Huutokaupat.com object number concerned. The written bid is binding and is subject to the same conditions as the online auction. Written bids must be submitted no later than 6 April 2026 at 16:15 to the Enforcement Authority, Oulu office, Torikatu 34–40, 90100 Oulu or by e‑mail to oulu.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.

The enforcement officer may not accept the highest bid if he assesses that the bid clearly undervalues the market price of the asset in the area.


Deposit

The buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


Payment period

If necessary, up to six weeks' payment time may be granted for the remaining purchase price. The payment period will be agreed separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed period from the sale date until the payment deadline.


If no payment period is granted, the purchase price must be paid without delay after acceptance of the offer.


If payment is not made within the time allowed, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or the property is re‑sold.


Encumbrances

The property is jointly mortgaged with five other properties. If an offer is accepted, the joint mortgage affecting the property will be removed from the property being sold and the property will be sold free of mortgages. The buyer will not take over secured debts.


Applying for title and paying transfer tax

The buyer must apply for title to the acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.


If the title application is filed by the enforcement officer at the buyer's request in connection with the transfer notification, the transfer tax declaration must be made and the transfer tax paid on the same day that the transfer notification is sent.


Obligations transferred to the buyer

Transfer of possession and ownership

The buyer will obtain possession of the lot when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer will obtain ownership of the property upon receipt of the deed. The deed will be handed over when the full purchase price has been paid and the sale has become final.

Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the requirement for a permit for certain acquisitions of real estate 29 March 2019/470). Appeals

An enforcement appeal against the sale and acts related to or preceding the sale must be made within three weeks from the date of sale. Appeal instructions are attached to the sale decision.
