1. Starting prices for plots are based on the following square metre prices:

Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – €7/m²
Kiirulantie, Sananjalka and Rentukka – no reserve price
2. The minimum increment in the auction is €500.
3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.
4. The reservation fee payable when reserving a plot is €500 and it is credited towards the purchase price. The reservation fee is also credited in the sale of a leased plot. The reservation is valid for 6 months. The reservation period begins when the plot is ready to be transferred. An extension to the reservation period is not granted without special reasons.
5. As a charge for construction of municipal engineering, €10 per k-m² marked in the plot’s plan will be charged.
6. The annual ground rent is 5% of the land price bid at auction. The rent is tied to the cost-of-living index and will be adjusted at the turn of the year according to the most recently published index.
7. The lease term is 50 years.
8. A leased plot may be purchased. The purchase price is the land price bid at auction. 20% of paid rents will be credited towards the purchase price, but not more than half of the sale price.
9. The city will apply for cadastral formation from the National Land Survey. The partitioning fee will be added to the purchase price at the rate in force at the time of partitioning.
10. The buyer pays the deed authentication fee.
11. A building permit must be applied for within two years of the transfer of the plot. If construction is not carried out by the plot holder within the validity of the building permit, the city has the right to claim a contractual penalty. However, the lessee or buyer has the right to transfer ownership or leasehold of an undeveloped plot to a third party provided that the deed specifies the buildings to be constructed on the plot.
12. The plot is sold/leased as it is at the time of sale. The buyer/lessee confirms they have inspected the plot, applicable planning or other regulations, building conditions and documents.
13. The plot is transferred free of encumbrances and charges, except for planning easements.
14. The plot is transferred free of mortgage certificates.
15. The buyer/lessee must follow the approved building guidelines for the area when building.
16. The amount of the contractual penalty is the same as the land price determined by the winning auction bid.
