Bids must be submitted by the stated time. The highest bid is the bid the seller has accepted as highest. By making a bid, the bidder accepts these terms of sale.

Inspection of the property

Plots are applied for via the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price for the plot’s ground.

1. Starting prices for the plots are based on the following square metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no base price

2. The minimum increase in the auction is €500.

3. The winning bid is binding. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee is €500 and will be credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be handed over. An extension of the reservation period is not granted without special reasons.

5. A construction compensation for municipal engineering will be charged at €10 per m² of building rights shown in the plot plan.

6. The annual ground rent for the plot is 5% of the price of the ground bid in the auction. The rent is tied to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be purchased. The purchase price is the bid price for the ground. 20% of the rents paid will be credited against the purchase price, but not more than half of the sale price.

9. Paimio city will apply for the formation of the property from the National Land Survey. The subdivision fee is added to the purchase price according to the price in effect at the time of subdivision.

10. The buyer pays the deed authentication fee.

11. A building permit must be applied for within two years of the plot’s transfer. If construction is not carried out by the plot holder during the validity of the building permit, the city has the right to impose a contractual penalty. However, the lessee or buyer of the plot has the right to transfer ownership or the leasehold to a third party, provided the deed of sale specifies the buildings to be erected on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares having inspected the object of the sale, the applicable zoning or other regulations, construction conditions and documents.

13. The plot is transferred free of easements and encumbrances, excluding planning-related easements.

14. The plot is transferred free of mortgage liens.

15. The buyer/lessee must follow the approved building guidelines for the area when building.

16. The amount of the contractual penalty equals the plot ground price determined by the winning bid.
