Offers must be made by the stated deadline. The highest bid is the one the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Viewing the property
Bidders are obliged to inspect the property, documents and records before placing a bid. The buyer may not later claim a fault that could have been detected during the inspection.

Information provided by the seller
The seller warrants that all information known to the seller and likely to affect the transaction has been given to the buyer.

Concluding the sale
The sale of the property must be made in the form required by the Land Acquisition Act. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the signing of the sale.

Other costs
The buyer is responsible for the transfer tax in accordance with the tax practice in force at the time.

Withdrawal from the sale
A party that refuses to complete the purchase must, under the Land Acquisition Act, compensate the other party for reasonable costs arising from advertising, inspection of the property and other necessary actions related to the transaction.

Paimio city’s terms of transfer for plots auctioned in 2026:

Plots are applied for via the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price for the plot land.

1. The starting prices for plots are based on the following square-metre prices:

• Kalliokaari – €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – €7/m²

• Kiirulantie, Sananjalka and Rentukka – no base price

2. The minimum increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. A reservation fee of €500 is charged upon reservation and is credited against the purchase price. The fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period begins when the plot is ready to be transferred. An extension is not granted except for special reasons.

5. As a construction compensation for municipal engineering, a charge of €10 per k-m² shown in the plot plan will be applied.

6. The annual ground rent for the plot is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and is adjusted at the turn of the year according to the latest published index.

7. The lease term is 50 years.

8. A leased plot may be purchased. The purchase price is the land price bid. As a deduction from the purchase price, 20% of paid rents is taken into account, but not more than half of the sale price.

9. Paimio city will apply for the formation of the property from the National Land Survey. The subdivision fee will be added to the purchase price at the rate in force at the time of subdivision.

10. The buyer pays the official confirmation fee for the transaction.

11. A building permit must be applied for within two years of the transfer of the plot. If construction is not carried out by the plot holder during the permit validity, the city has the right to claim a contractual penalty. The tenant or buyer, however, has the right to transfer ownership or the leasehold to a third party provided the sales contract specifies the buildings to be constructed.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares that they have inspected the subject of the sale, related planning or other regulations, building conditions and documents.

13. The plot is transferred free of easements and charges, excluding planning covenants.

14. The plot is transferred free of mortgages.

15. The buyer/lessee must follow the approved building guidelines for the area when building.

16. The amount of the contractual penalty is equal to the plot land price determined by the winning bid.
