Inspection of the property

Plots are applied for through the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price for the plot’s land.

1. Starting prices for plots are based on the following square-metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no starting price

2. The minimum bid increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to allocate the plot to the highest bidder.

4. The reservation fee is €500 and will be credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready for transfer. Extension of the reservation period will not be granted without special reasons.

5. A municipal engineering construction fee of €10 per k-m² shown in the plot’s plan will be charged.

6. The annual ground rent is 5% of the land price bid at auction. The rent is tied to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot may be purchased. The purchase price is the auctioned land price. 20% of paid rents will be credited against the purchase price, but not more than half of the sale price.

9. Paimio city will apply for the formation of the property from the National Land Survey. The parceling fee will be added to the purchase price according to the rate in effect at the time of partitioning.

10. The buyer pays the transaction certification fee.

11. A building permit must be applied for within two years of the plot’s transfer. If construction is not carried out by the holder of the plot during the validity of the building permit, the city has the right to charge a contractual penalty. However, the plot’s tenant or buyer has the right to transfer ownership or leasehold of an unbuilt plot to a third party, provided that the deed specifies the buildings to be constructed on the plot.

12. The plot is sold/let as it is at the time of sale. The buyer/tenant confirms that they have inspected the subject of the sale, the applicable planning or other regulations, building conditions and documents.

13. The plot is transferred free of encumbrances and charges, except planning easements.

14. The plot is transferred free of property mortgages.

15. The buyer/tenant must comply with the approved building guidelines for the area.

16. The contractual penalty equals the land price determined by the winning bid in the auction.
