Bids must be made by the stated deadline. The highest bid is the bid the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Inspecting the property
The bidder must inspect the property, documents and records before bidding. The buyer cannot later rely on a matter that could have been noticed during a prior inspection.

Information provided by the seller
The seller warrants that they have provided the buyer with all information known to the seller that can be expected to affect the transaction.

Conclusion of the sale
The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately. Payment of the purchase price takes place at the signing of the contract.

Other costs
The buyer is responsible for the transfer tax in force at the time.

Withdrawal from the sale
A party that refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to the transaction.

Paimio city’s conditions for plots to be auctioned in 2026:

Plots are applied for through the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price for the plot’s land.

1. Starting prices for plots are based on the following square metre prices:

• Kalliokaari – €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – €7/m²

• Kiirulantie, Sananjalka and Rentukka – no base price

2. The minimum increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee charged when reserving the plot is €500 and it will be deducted from the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be transferred. An extension will not be granted without special reasons.

5. A technical infrastructure construction charge of €10 per k-m² indicated in the plot plan will be charged.

6. The annual ground rent for the plot is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be purchased. The purchase price is the land price bid. For the purchase price reduction, 20% of paid rents is credited, but not more than half of the sale price.

9. Paimio city will apply for cadastral formation from the National Land Survey. The partitioning fee will be added to the purchase price according to the price in force at the time of partitioning.

10. The buyer pays the deed registration fee.

11. A building permit must be applied for within two years of the plot’s transfer. If construction is not carried out by the plot holder during the permit’s validity, the city has the right to impose a contractual penalty. However, the lessee or buyer of the plot has the right to transfer ownership or leasehold of an unbuilt plot to a third party provided that the deed of sale specifies the buildings to be constructed on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares that they have inspected the subject of the sale, relevant zoning or other regulations, building conditions and documents.

13. The plot is transferred free of easements and encumbrances, excluding planning easements.

14. The plot is transferred free of mortgage liens.

15. The buyer/lessee must comply with the approved building guidelines for the area in construction.

16. The contractual penalty equals the land price determined by the winning bid in the auction.
