Offers must be submitted by the stated deadline. The highest offer is the offer the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property
The bidder is obliged to inspect the property, documents and records before making an offer. The buyer may not later rely on matters that could have been discovered during a prior inspection.

Information provided by the seller
The seller warrants that they have given the buyer all information known to the seller that could reasonably be assumed to affect the transaction.

Conclusion of the sale
The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. Payment of the purchase price takes place at the signing of the deed.

Other costs
The buyer is responsible for the transfer tax according to the applicable tax practice.

Withdrawal from the sale
A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the transaction.

Paimio city transfer terms for plots auctioned in 2026:

Plots are applied for through the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price for the plot’s land.

1. The starting prices for plots are based on the following square metre prices:

• Kalliokaari – €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – €7/m²

• Kiirulantie, Sananjalka and Rentukka – no reserve price

2. The minimum bid increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. A reservation fee of €500 is charged when reserving the plot and will be credited towards the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be transferred. An extension to the reservation period will not be granted without special reasons.

5. As a construction of municipal engineering compensation, €10 per approved k-m² in the plot’s plan will be charged.

6. The annual ground rent for the plot is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and is reviewed at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot may be purchased. The purchase price is the land price bid. 20% of the rent paid will be credited against the purchase price, but not more than half of the sale price.

9. Paimio city will apply for the property formation from the National Land Survey of Finland. The partitioning fee will be added to the purchase price according to the price in force at the time of partitioning.

10. The buyer pays the deed authentication fee.

11. A building permit must be applied for within two years of the transfer of the plot. If construction is not carried out by the plot holder within the validity of the building permit, the city has the right to claim a contractual penalty. However, the leaseholder or buyer has the right to transfer the ownership or leasehold of an unbuilt plot to a third party, provided that the deed of sale includes agreed terms about buildings to be constructed on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares they have inspected the object of the sale, applicable zoning or other regulations, building conditions and documents.

13. The plot is transferred free of easements and encumbrances, except for zoning easements.

14. The plot is transferred free of mortgages.

15. The buyer/lessee must comply with the approved building guidelines for the area in construction.

16. The contractual penalty equals the land price determined by the winning bid in the auction.
