Offers must be made by the stated time. The highest bid is the one the seller has accepted as highest. The bidder accepts these terms of sale when placing a bid.

Viewing the property
Before making a bid, the bidder is obliged to inspect the property, documents and records. A buyer may not later rely on any matter that could have been discovered during a prior inspection.

Information provided by the seller
The seller warrants that they have given the buyer all information that the seller knows and that can be assumed to affect the sale.

Conclusion of the sale
The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. Payment of the purchase price takes place at the signing of the sale.

Other costs
The buyer is responsible for the transfer tax in accordance with the applicable tax practice.

Withdrawal from the sale
A party that refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the sale.

Paimio city’s conditions for plots auctioned in 2026:

Plots are applied for through the Huutokaupat.com service.

The price bid in Huutokaupat.com is the land price of the plot.

1. Starting prices for the plots are based on the following square metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no starting price

2. The minimum increment at the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee is €500 and will be credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be transferred. An extended reservation period will not be granted without special reasons.

5. As a compensation for constructing municipal infrastructure, €10 per k-m² shown in the plot plan will be charged.

6. The annual ground rent is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and will be adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot may be purchased. The purchase price is the land price bid. As a deduction from the purchase price, 20% of paid rents will be counted, but not more than half of the sale price.

9. Paimio city will apply for the formation of the property from the National Land Survey of Finland. The partitioning fee will be added to the purchase price according to the fee in force at the time of partitioning.

10. The buyer pays the deed authentication fee.

11. A building permit must be applied for within two years of the plot’s transfer. If construction is not carried out by the holder during the validity of the building permit, the city has the right to claim a contractual penalty. However, the lessee or buyer has the right to transfer the ownership or lease of an unbuilt plot to a third party provided the deed specifies the buildings to be constructed on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee confirms that they have inspected the subject of the sale, any zoning or other regulations, building conditions and documents.

13. The plot is delivered free of encumbrances and charges, excluding planning easements.

14. The plot is delivered free of mortgages.

15. The buyer/lessee must comply with the area's approved building guidelines when building.

16. The amount of the contractual penalty is equal to the land price determined by the winning bid at the auction.
