Bids must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property
Bidders have a duty to inspect the property, documents and records before making an offer. The buyer may not later rely on any matter that could have been observed during a prior inspection.

Information provided by the seller
The seller confirms having provided the buyer with all information the seller knows and that can be expected to affect the transaction.

Conclusion of the sale
The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price is paid at the signing of the deed.

Other costs
The buyer is responsible for the transfer tax in accordance with the tax practice in force.

Withdrawal from the sale
A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the transaction.

Plots are applied for through the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price of the plot land.

1. The starting prices of the plots are based on the following square metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no base price

2. The minimum increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee charged on booking the plot is €500 and it will be credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period begins when the plot is ready to be transferred. An extension to the reservation period is not granted without special reasons.

5. As a municipal engineering construction charge a €10 per k-m² shown in the plot plan is charged.

6. The annual ground rent is 5% of the auctioned land price. The rent is linked to the cost-of-living index and is reviewed at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be purchased. The purchase price is the auctioned land price. Twenty per cent of paid rents are credited against the purchase price, but not more than half of the sale price.

9. The City of Paimio will apply to the National Land Survey for parcel formation. The partitioning fee is added to the purchase price at the rate in force at the time of partitioning.

10. The buyer pays the deed authentication fee.

11. A building permit must be applied for within two years of the plot transfer. If construction is not carried out by the plot holder during the building permit period, the city has the right to claim a contractual penalty. However, the plot lessee or buyer has the right to transfer the ownership or leasehold of an undeveloped plot to a third party, provided the deed specifies the buildings to be constructed on the plot.

12. The plot is sold/leased as is at the time of sale. The buyer/lessee declares having inspected the object of sale, the related zoning or other regulations, construction conditions and documents.

13. The plot is transferred free of easements and encumbrances, except for plan-based easements.

14. The plot is transferred free of mortgages.

15. The buyer/lessee must comply with the approved building guidelines for the area when building.

16. The amount of the contractual penalty is equal to the land price determined by the winning auction bid.
