Plots are applied for through the Huutokaupat.com service.

The price bid on Huutokaupat.com is the price for the plot land.

1. Starting prices for plots are based on the following square-metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no base price

2. The minimum bid increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee charged on reservation is €500 and will be credited against the purchase price. The reservation fee is also credited in the sale of a leased plot. The reservation is valid for 6 months. The reservation period starts when the plot is ready for transfer. An extension will not be granted without special reasons.

5. As a construction of municipal infrastructure charge, €10 per k-m² shown in the plot plan will be charged.

6. The annual ground rent is 5% of the land price bid at the auction. The rent is linked to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be bought. The purchase price is the land price bid. As a reduction of the purchase price, 20% of paid rents will be credited, but not more than half of the sale price.

9. Paimio city will apply for cadastral formation from the National Land Survey. The partitioning fee will be added to the purchase price according to the price valid at the time of partitioning.

10. The buyer pays the deed certification fee.

11. A building permit must be applied for within two years of transfer. If construction is not carried out by the plot holder during the validity of the building permit, the city has the right to claim a contractual penalty. However, the tenant or buyer may transfer the ownership or lease right of an unbuilt plot to a third party provided that the deed of sale specifies the buildings to be built on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/tenant declares that they have inspected the object of sale, the relevant zoning or other regulations, building conditions and documents.

13. The plot is delivered free of encumbrances and charges, excluding planning easements.

14. The plot is delivered free of mortgages.

15. The buyer/tenant must comply with the approved construction guidelines for the area when building.

16. The contractual penalty is equal to the land price determined by the winning bid in the auction.
