Offers must be submitted by the stated deadline. The highest accepted bid is the offer the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Viewing the property
Bidders must, before making an offer, inspect the property, documents and records. The buyer cannot later rely on any matter that could have been discovered during a prior inspection.

Seller's information
The seller warrants that they have given the buyer all information known to the seller that may reasonably be assumed to affect the sale.

Conclusion of the sale
The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed will be agreed with the buyer separately. Payment of the purchase price is made at the signing of the contract.

Other costs
The buyer is responsible for the transfer tax in accordance with prevailing tax practice.

Withdrawal from the sale
A party that refuses to complete the sale shall, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary acts related to completing the sale.

Paimio city's terms for plots auctioned in 2026:

Plots are applied for via the Huutokaupat.com service.

The price bid on Huutokaupat.com is the price for the plot's land.

1. Starting prices are based on the following price per square metre:

• Kalliokaari – €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – €7/m²

• Kiirulantie, Sananjalka and Rentukka – no reserve price

2. The minimum increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. A reservation fee of €500 is charged when reserving a plot and is credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be transferred. No extension of the reservation period is granted without special reasons.

5. As a charge for municipal engineering works, a fee of €10 per m² of floor area indicated in the plot plan will be charged.

6. The annual ground rent is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be purchased. The purchase price is the auctioned land price. For reduction of the purchase price, 20% of paid rents is credited, but not more than half of the sale price.

9. Paimio city will apply for property formation from the National Land Survey. The subdivision fee will be added to the purchase price according to the rate in force at the time of subdivision.

10. The buyer pays the deed certification fee.

11. A building permit must be applied for within two years of the plot's transfer. If construction is not carried out by the plot holder within the validity of the building permit, the city has the right to collect a contractual penalty. However, the lessee or buyer may transfer ownership or leasehold of an unbuilt plot to a third party provided the deed specifies the buildings to be erected on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares that they have inspected the object of sale, related planning or other regulations, building conditions and documents.

13. The plot is transferred free of encumbrances and charges, except for planning easements.

14. The plot is transferred free of mortgages.

15. The buyer/lessee must follow the approved building guidelines for the area.

16. The contractual penalty equals the land price determined by the winning auction bid.
