Bids must be submitted by the stated deadline. The highest bid is the bid the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property
Before bidding, the bidder must inspect the property, documents and records. The buyer cannot later rely on any matter that could have been observed during a prior inspection.

Information provided by the seller
The seller warrants that they have given the buyer all information known to the seller that can be assumed to affect the sale.

Conclusion of sale
The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately. The purchase price is paid at the signing of the deed.

Other costs
The buyer is responsible for the transfer tax according to the applicable tax practice.

Withdrawal from the sale
A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs resulting from advertising, inspecting the property and other necessary actions related to completing the sale.

Paimio city’s terms for plots to be auctioned in 2026:

Plots are applied for via the Huutokaupat.com service.

The price bid on Huutokaupat.com is the price for the plot’s land.

1. Starting prices for plots are based on the following unit prices:

• Kalliokaari – €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – €7/m²

• Kiirulantie, Sananjalka and Rentukka – no base price

2. The minimum increment in the auction is €500.

3. The winning bid is binding on the bidder. The city commits to transferring the plot to the highest bidder.

4. A reservation fee of €500 is charged at reservation and credited against the purchase price. The reservation fee is also credited when a rented plot is sold. The reservation is valid for 6 months. The reservation period begins when the plot is ready to be handed over. Extensions are not granted without special reasons.

5. A technical infrastructure charge of €10 per k-m² shown in the plot’s plan will be charged.

6. The annual ground rent is 5% of the land price bid at the auction. The rent is tied to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A rented plot may be purchased. The purchase price is the land price bid at auction. As a deduction from the purchase price, 20% of the rents paid is counted, but not more than half of the sale price.

9. Paimio city will apply for the formation of the property from the National Land Survey. The partitioning fee will be added to the purchase price at the rate in force at the time of partitioning.

10. The buyer pays the sale confirmation fee.

11. A building permit must be applied for within two years of the plot’s transfer. If construction is not carried out by the plot holder within the validity of the building permit, the city has the right to impose a contractual penalty. The plot’s tenant or buyer may transfer ownership or leasehold of an unbuilt plot to a third party provided that the deed of sale specifies the buildings to be constructed on the plot.

12. The plot is sold/rented as it is at the time of sale. The buyer/tenant confirms they have inspected the property, relevant planning and other regulations, building conditions and documents.

13. The plot is transferred free of encumbrances and charges, except for planning-related restrictions.

14. The plot is transferred free of mortgages.

15. The buyer/tenant must comply with the approved building style guidelines for the area.

16. The contractual penalty equals the land price determined by the winning bid in the auction.
