Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property
The bidder is obliged, before making an offer, to inspect the property, related documents and records. The buyer may not later rely on matters that could have been discovered during a pre-inspection.

Information provided by the seller
The seller warrants that they have given the buyer all information known to the seller that can be expected to affect the transaction.

Conclusion of sale
The sale of the property must be made in the form prescribed by the Land Code. The date and place for signing the deed will be agreed with the buyer separately. Payment of the purchase price takes place at the signing of the deed.

Other costs
The buyer is responsible for the transfer tax according to the applicable tax practice.

Withdrawal from the sale
A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspection of the property and other necessary actions related to the transaction.

Paimio city’s transfer terms for plots auctioned in 2026:

Plots are applied for via the Huutokaupat.com service.

The price bid on Huutokaupat.com is the price of the plot land.

1. Starting prices for the plots are based on the following square-metre prices:

• Kalliokaari – 15 €/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – 7 €/m²

• Kiirulantie, Sananjalka and Rentukka – no base price

2. The minimum bid increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee is €500 and is credited towards the purchase price. The reservation fee is also credited in the event a rented plot is sold. The reservation is valid for 6 months. The reservation period begins when the plot is ready to be transferred. An extension is not granted without special reasons.

5. As a compensation for municipal engineering works a charge of €10 per k-m² shown in the plot plan will be applied.

6. The annual ground rent of the plot is 5% of the land price bid at auction. The rent is tied to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease period is 50 years.

8. A leased plot may be purchased. The purchase price is the land price bid at auction. A reduction of 20% of paid rents is counted against the purchase price, but not more than half of the sale price.

9. Paimio city will apply for the property formation from the National Land Survey. The partitioning fee will be added to the purchase price at the rate in force at the time of partitioning.

10. The buyer pays the deed certification fee.

11. A building permit must be applied for within two years of the plot transfer. If construction is not carried out by the plot holder within the validity of the building permit, the city has the right to impose a contractual penalty. The leaseholder or buyer may, however, transfer ownership or the leasehold to a third party provided that the deed specifies the buildings to be constructed on the plot.

12. The plot is sold/let as it is at the time of sale. The buyer/lessee confirms they have inspected the object of the sale, the relevant planning or other conditions, building conditions and documents.

13. The plot is transferred free of easements and encumbrances, excluding planning easements.

14. The plot is transferred free of mortgage charges.

15. The buyer/lessee must follow the approved local building guidelines when building on the plot.

16. The contractual penalty is equal to the land price determined by the winning bid in the auction.
