Inspection of the property
Before bidding, the bidder is obliged to inspect the property, documents and records. The buyer cannot later rely on a fact that could have been discovered during a pre-inspection.

Information provided by the seller
The seller warrants that they have given the buyer all information the seller knows and that can be assumed to affect the sale.

Concluding the sale
The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price is paid at the signing of the deed.

Other costs
The buyer is responsible for the transfer tax in force at the time.

Withdrawal from the sale
A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to the sale.

Paimio city terms for plots auctioned in 2026:

The plot is applied for via the Huutokaupat.com service.

The price bid on Huutokaupat.com is the price for the plot's land.

1. Starting prices for plots are based on the following square metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no starting price

2. The minimum increase in the auction is €500.

3. The winning bid is binding on the bidder. The city commits to transferring the plot to the highest bidder.

4. The reservation fee is €500 and will be credited to the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be handed over. No extension of the reservation period will be granted without special reasons.

5. As a construction compensation for municipal engineering, a fee of €10 per m² (as indicated in the plot plan) will be charged.

6. The annual ground rent is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be purchased. The purchase price is the auctioned land price. As a deduction from the purchase price, 20% of the rents paid will be credited, but not more than half of the sale price.

9. Paimio city will apply for cadastral formation from the National Land Survey. The partitioning fee will be added to the purchase price at the rate valid at the time of partitioning.

10. The buyer pays the deed authentication fee.

11. A building permit must be applied for within two years of the plot's transfer. If building is not carried out by the holder during the validity of the building permit, the city has the right to claim a contractual penalty. However, the lessee or buyer of the plot has the right to transfer ownership or lease rights of an undeveloped plot to a third party provided that the deed specifies the buildings to be erected on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares that they have inspected the subject of the sale, applicable planning or other regulations, building conditions and documents.

13. The plot will be transferred free of encumbrances and charges, excluding planning easements.

14. The plot will be transferred free of mortgages.

15. The buyer/lessee must follow the approved building design guidelines for the area when building.

16. The amount of the contractual penalty is the same as the land price determined by the winning auction bid.
