The property will be sold by ascending bids in an online auction on the website www.huutokaupat.com during the period 26 January 2026 – 23 February 2026.

Participation in the auction requires registration. The deadline for submitting bids expires on 23 February 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price offered within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

If it is not possible to make purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be added to the online auction as a maximum bid by the automatic increment system. A written offer must be signed and must include the bidder's contact details, the maximum amount of the offer and the object number in the Huutokaupat.com service to which the offer relates. A written purchase offer is binding and is subject to the same conditions as the online auction. The offer must be submitted no later than 19 February 2026 at 12:00 to the Enforcement Authority's Turku office, address Sairashuoneenkatu 2-4, 20100 Turku, or by e‑mail to turku.realisointi.uo@oikeus.fi.

If it is not possible to submit bids via www.huutokaupat.com, the bidder may submit a written purchase offer to the Enforcement Authority, which will be attached to the online auction as the maximum bid according to the automatic increment system. A written offer must be signed and must state the bidder's contact details, the maximum bid and the object number in the Huutokaupat.com service. The written purchase offer is binding and follows the same terms as the online auction. The offer must be submitted no later than 19 February 2026 at 12:00 to the Enforcement Authority's office in Turku, address Lasarettsgatan 2-4, 20100 Turku, or by e‑mail to turku.realisointi.uo@oikeus.fi.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority's official trust account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted.

Payment period

A final payment period of up to six weeks may be granted if necessary. The payment period must be agreed separately. If a payment period is granted, annual interest under Section 3(2) of the Interest Act will be charged on the whole purchase price for the agreed payment period from the date of sale until the payment period ends.
If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or the property is sold again.

Other information

The property has been seized and will be sold by public sale arranged by the enforcement officer in accordance, where applicable, with the general auction terms laid down in the Enforcement Code.

The buyer is obliged to pay a transfer tax of 1.5%. The tax is calculated on the total amount of the purchase price and the obligations transferred to the buyer, according to the date of transfer of ownership.

The sales brochure is indicative and does not provide a comprehensive description of the property. For this reason, the buyer should familiarise themselves with the property before making an offer.

The buyer will acquire ownership of the shares and the deed of sale will be handed over to the buyer only after the sale decision has become final and the purchase price and transfer tax have been paid in full.
