Anni-täti village is located approx. 2.5 kilometres south-west of Järvenpää town centre. The new plan area is beside the culturally and historically valuable Vanhankylänniemi, where a nature-close, history-steeped area offers culture, restaurants and leisure opportunities. The nearest day nursery and school are about 2 kilometres away and the grocery store is just over 2 kilometres away. Järvenpää station is 3 kilometres away and the southern junction of the Helsinki–Lahti motorway is 6 kilometres away.

The plot has building rights of 168 m² and outbuilding rights of 33 m².

Plots are open to all and offers may be submitted for any plot. If you have made the winning bid for one of the plots in the area, you may no longer participate in bidding for other plots.

The house built on the plot must be completed to a habitable condition within three years of signing the deed. The new building must use at least 50% of the building rights allowed by the plan. The plot may not be transferred undeveloped to a third party.

There are building guidelines for the area which must be followed and studied carefully before making an offer.

Plots are marked on site and municipal infrastructure has been installed in the area.

In addition to the purchase price, plot formation costs of €1,600 per plot will be charged. Recipients of detached plots must pay a reservation fee of 5% within two weeks of the city notifying the allocation of the plot. By participating in the auction you commit to paying the reservation fee if you make the winning bid. The invoice will be sent to the bidder's email address. The reservation fee will be credited against the final purchase price but is not refundable if the buyer cancels the purchase.

After payment of the reservation fee a sales decision on the plot will be made. The final purchase price must be paid and the deed signed within approximately three months of paying the reservation fee.

Foundations and buildability

A buildability survey was carried out in 2015. The foundation method must be specified based on a ground investigation carried out at the building site.

Waste collection points

Two communal waste collection points are planned for the detached plots in the area; these are expected to be completed in 2026–2027. After that private bins may not be placed on the plots. Plots intended for company-form construction will have their own waste points. The city will build the communal waste point and the costs will be charged to the plot buyer at the time of sale. The connection fee is €1,750 per plot.

Stormwater

Stormwater must be managed in accordance with the local plan regulations. Stormwater generated on the plot (rain, melt and foundation drainage) must be detained on the plot before being discharged to the municipal stormwater network. Stormwater must not be led to neighbouring land or public areas.
