Terms of Sale

The property is sold in an online auction with bids on the website www.huutokaupat.com during 16 January–11 February 2026. Participation requires registration. The deadline for submitting bids ends on 11 February 2026 at 14:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to Section 25 of Chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property is seized and sold by private sale conducted by the enforcement officer in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears on the official account, the enforcement officer will issue the sales decision, which will be delivered to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. Annual interest will be charged on the full purchase price for the payment period from the date of sale until the payment period expires. The reference rate is currently 2.50%. If payment is not made within the granted period, statutory default interest will be charged thereafter, currently 9.50% per annum.


Buyer’s liabilities


The buyer must pay the transfer tax of three per cent on the transfer of title on their own initiative before applying for a title deed and no later than six months after signing the deed. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emption right in the purchase of the property if acquisition is necessary for defence, border control or border security or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).


Certain foreign persons may acquire immovable property in Finland only with permission (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).

A written bid is binding and subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact information, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.
