The Municipality of Sipoo is selling or leasing, at the seller’s discretion based on the highest accepted bid, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned in several batches. Each plot has its own auction lot where bids are placed. Bids can be made for each plot.

The plot K23108T2 has an area of 792 m2 and a building right of 198 k-m2.

Auction participation is open to adults who have not bought or leased a plot from the Municipality of Sipoo during the past five years. You may bid on several plots, but only one plot can be transferred to the same party. If the municipality has already made a transfer decision of a plot in the area to a person, that person’s later bids in subsequent rounds will be rejected. If a person makes the highest bid on two different plots in the same round, the winning bidder may choose which of those plots to take. The remaining plots will then be offered to the next highest bidders. This should be taken into account when bidding, especially if bidding across several batches.

Plots will be subdivided into separate properties before signing the sales contract or lease agreement.

For leased plots the base annual rent is 6% of the winning highest bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but it will not fall below the base annual rent.

After the auction ends the municipality will make a sale or lease decision according to the wish of the winning bidder; the buyer or tenant then has six months to sign the sales contract or lease.

A reservation fee of €500 is charged for the plots; this will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee will be retained by the municipality.

The municipality has the right to accept or reject bids submitted in the tender.

The buyer is responsible for transfer tax, subdivision costs and the fee for the certifying official / the electronic property transfer service fee. The tenant is responsible for the electronic property transfer service fee if the lease is signed using the service.

The plots are located in a groundwater protection area, therefore ground-source heat systems cannot be installed.

The area is part of a regionally valuable landscape area. The principal designer must be qualified for demanding-level planning.
