Offers must be made by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller undertakes to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. A bid may also be made for the lot at a separate time agreed with the seller.

Inspection of the property
Before placing a bid, the bidder has a duty to inspect the commercial premises and the company's documents and records. The buyer cannot later rely on any matter that could have been observed during the pre-inspection.

Information provided by the seller
The seller warrants that they have given the buyer all information known to the seller that can be assumed to affect the transaction.

Conclusion of the sale
The time and place for signing the deed of sale will be agreed with the buyer separately, however no later than 14 days after the end of the auction. The purchase price is paid at the signing of the contract. 

Other costs
The buyer is responsible for the transfer tax, which is 2% of the debt-free purchase price.

If the highest bidder refuses to complete the purchase after an accepted bid, the buyer must compensate the seller for reasonable costs incurred from advertising and other necessary acts related to completing the sale. By making a bid, the buyer accepts these costs to be €2,000.00 + VAT. These costs will be invoiced if a) the buyer notifies in writing that they will not purchase the property OR b) the buyer cannot be reached within one week after the end of the auction and there is written evidence of attempts to contact them OR c) the sale cannot be completed within 21 days after the end of the auction due to reasons attributable to the buyer. The seller will contact the buyer using the contact details in the huutokaupat.com service. The buyer is responsible for keeping these contact details up to date. 

If the buyer is a private individual, the buyer acknowledges when placing a bid that the right of withdrawal under distance selling regulations does not apply. By placing a bid, the buyer agrees that in the event of problems completing the transaction with the winning bidder, huutokaupat.com may disclose to the seller the contact details of other bidders who participated in the auction. The seller may then negotiate with these other buyer candidates. The buyer is under no obligation to purchase the lot in that case—only the opportunity is offered. The seller's contact in this situation is a one-off action, and the contact details will not be stored in the seller's customer register.
