Fiskars Oyj Abp invites tenders for Villa Finland at Fiskars Bruk.

Fiskars Oyj Abp offers for sale an approx. 2,300 m² unpartitioned part of the property Tamm 710-679-3-36 with buildings at Kullantie 13b, 10470 FISKARS.

The property is located about 1.2 km from Fiskars square.

This charming, modern timber house, built in 2015, provides approximately 121 m² of living space arranged as four rooms and an open-plan kitchen. The building is constructed using CLT (Cross Laminated Timber) – a sustainable method using mainly renewable materials and built without plastic vapour barriers.

The home combines natural materials, low energy consumption and excellent comfort. Energy class B. It is equipped with a ground-source heat pump and waterborne underfloor heating, which ensure an even, comfortable indoor temperature year-round. A wood-burning stove centrally located on the lower floor provides warmth and atmosphere to the open kitchen and living room.

The unpartitioned area is included in the Katinsuon (Kattkärr) detailed plan (22/03/2011) with the designation AO-9, i.e. a block area for detached houses. The scale, façades and roof forms of new buildings must be adapted to the protected buildings in Katinsuon/Kattkärr. Façades should be red-ochre painted timber cladding.

General plan provisions state that this detailed plan and its regulations are supplemented by building-method instructions which must be followed. The valid building regulations must also be observed. New buildings’ scale, façades and roof forms must fit the built environment. Spaces for work that do not cause significant disturbance to the surroundings may be built in a dwelling. Outbuildings must correspond to the dwelling and the area’s traditional outbuildings in scale, colour, materials and façades.

One outbuilding may contain a dwelling. At least 2 parking spaces must be reserved per detached house and 1.5 spaces per other dwelling. A yard plan at a scale of 1:200 must be submitted when applying for a building permit. Vegetation should favour native trees and traditional garden and utility plants. Unbuilt parts of the plot must be planted or kept in a well-maintained, natural condition.

The buyer pays the purchase price at the signing. Ownership transfers to the buyer upon signing the deed of sale and payment of the purchase price.

The final sale must be completed no later than two months after the offer has been accepted.
