The property is sold by incrementing bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 18 December 2025 at 19:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to approve or reject the highest bid.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is seized and sold privately by the enforcement officer in accordance with section 76 of chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the whole purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears on the account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

If the purchase price is not paid within the specified time, the buyer must pay interest on late payment on the whole purchase price in accordance with section 4, subsection 1 of the Interest Act until the purchase price is paid or a new sale is carried out.

Obligations and rights transferred to the buyer

At the time the sales brochure was prepared the property has a water and wastewater connection with Kajaanin Vesi. The connections will transfer to the buyer if they are still transferable when ownership is transferred. The buyer must first pay Kajaanin Vesi any outstanding charges related to the connections before the connections can be transferred into their name. The amount of outstanding charges was €1,087.25 as at 31 October 2025 (+ late interest). The buyer is also responsible for any costs arising from the transfer of the connection agreements. The stated amounts may change during the sale procedure and are not paid from the purchase price.

Under the lease agreement the new tenant is also liable to pay rental instalments (including late interest) that the previous tenant failed to pay, but not for more than three (3) years. According to Revire Perintä Oy, city ground rent receivables related to the lease totalled €1,350.80 as at 5 November 2025.

The buyer is responsible for registering the leasehold in their name. See section 6.2 of the attached ground lease agreement.

Object’s terms of sale

If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the incrementing mechanism. The bid must be submitted in writing to the Enforcement Authority by 12:00 on 12 December 2025 at the address Utsökningsverket / Brahestad verksamhetsställe, Kummatinkatu 6, 92150 Brahestad or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must include the bidder’s contact details, the bid’s maximum amount and the number of the object on the Huutokaupat.com service to which the bid relates.
