Terms of Sale

The property Ojankangas 208-415-5-52 is offered for sale on the condition that third‑party possessory rights remain in force.


The offer that becomes binding will be determined after any separate alternative offers have ended, the enforcement officer has reviewed the bids and the lienholder's approval is confirmed.


How to submit bids


The property is sold by ascending bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 19 December 2025 at 15:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to place a bid via huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer; it will be attached to the online auction as the maximum bid in the automatic increment system. The offer must be submitted no later than 17 December 2025 at 16:15 either by post to the Enforcement Authority at P.O. Box 1, FI-00067 Ulosottolaitos, by leaving the written offer at the Oulu office reception (Oulu office, Torikatu 34-40, 90100 Oulu; open Mon–Fri 08:00–16:15), or by e‑mail to oulu.realisointi.uo@oikeus.fi. The person submitting a written offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s contact details, the offer’s maximum amount and the huutokaupat.com item number to which the offer relates.

Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

If necessary, a payment period of up to six weeks may be granted for the remainder of the purchase price. The payment period must be agreed separately. If a payment period is granted, annual interest under section 3(2) of the Interest Act will be charged on the full purchase price for the agreed payment period from the sale date until the payment period ends.


If no payment period is granted, the purchase price must be paid immediately after the bid is accepted.


If payment is not made within the specified time, the buyer must pay default interest under section 4(1) of the Interest Act on the full purchase price until the price is paid or a new sale is completed.


Encumbrances

Pledges on the property will lapse, but mortgages (2 items, total €28,591.95) will remain in force. Electronic mortgage deeds will be transferred to the buyer or a party designated by the buyer.
