The property will be sold by ascending bids in an online auction on www.huutokaupat.com during 25 November 2025 – 16 December 2025. Participation requires registration. The deadline for placing bids ends on 16 December 2025 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the one accepted as highest by the service provider's system. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a placed bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under section 25 of chapter 5 of the Enforcement Code.

If the buyer does not pay the purchase price within the payment period, a new sale will be arranged. The buyer must compensate the difference if the highest bid in the new sale is lower than the previous highest bid plus the interest referred to in section 24(2) of chapter 5 of the Enforcement Code. If the bid rises above that, the buyer is not entitled to any surplus. The buyer must also cover the costs of the later sale, unless they can be paid from the surplus. The enforcement officer shall collect the said compensation from the deposit or other assets of the buyer if reasonably possible. Otherwise the compensation will be collected later by a decision of the enforcement officer at the creditor's request.

If it is not possible to submit purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment system. The written offer must be signed and must state the bidder's contact details, the maximum offer amount and the Huutokaupat.com lot number to which the offer relates. A written purchase offer is binding and is subject to the same terms as bids in the online auction. The offer must be submitted no later than 11 December 2025 at 12:00 to the Enforcement Authority's Savonlinna office, address Tottinkatu 9, 57130 Savonlinna, or by email to kouvola.realisointi.uo@oikeus.fi. The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and will be sold by free sale conducted by the enforcement officer, observing where applicable the general auction conditions laid down in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the lot.

An appeal against the sale or actions related to or preceding the sale must be made within three weeks from the date of sale. Appeal instructions are attached to the sale decision.
