The municipality of Pälkäne is seeking a new development-minded owner for the former Harhala village school through a two-stage auction procedure.

A unique property of nearly 8,000 m² is located in a prominent and visible spot at the junction of Lahdentie and Valkeakoskentie. Harhala’s former school is an imposing 1930s stone building that displays features of 1920s classicism, such as a symmetrical façade, corner pilasters and lunette windows in the gables. The manor-like courtyard also includes a versatile outbuilding and an earth cellar. The surrounding area has detached housing, an outdoor field and on the property there remains an original stand of noble trees from a nursery that operated in the early 20th century.

A local detailed plan has been prepared for the area, designating the site for public buildings as well as residential, commercial and office buildings (YAL-1). This and an additional 1,500 m² of building rights provide broad possibilities for versatile development of the property. The main school building is protected by the local plan (sr-1).

School operations at Harhala school were discontinued in autumn 2020. In winter 2020 the main building suffered water damage when water leaked from an upstairs WC through the intermediate floor into a downstairs classroom.

All affected structures have been opened up, inspected and dried and there is no longer any moisture in the premises. Comprehensive condition and investigation reports are attached to the sales listing.

In the first stage of the auction, an interested party submits a participation notification (an offer of any amount in response to this listing) and sends the municipality an action plan describing the intended future use of the property.
Participants selected on the basis of the first stage will be separately invited to the closed second stage of the auction, where the price will be determined.

Participation notification:

A participation notification is made by submitting an offer in response to this listing. The amount of the offer or its ranking compared with other offers has no significance in the first stage of the auction.

The participation notification must be submitted on huutokaupat.com by 6 January 2026 at 19:00.

Action plan:

All those who submit a participation notification must present a free-form plan for the future use of the property.

The plan does not need to be technical; a well-reasoned vision is sufficient. In your plan, state for what purpose you would purchase the school building, what else you would do on the property and with what resources and on what timetable your plans could be implemented.

Second stage of the auction:

After the end of the first stage, the municipality will review the action plans submitted with the participation notifications. The competent authority of the municipality reserves the right to accept or reject the plans received.

The municipality will invite the buyers it approves to the closed second stage of the auction and will announce the date and access instructions on the auction website.

The second stage is planned to be held in early 2026. Credit information of those invited to the auction procedure will be checked.

In the second stage the property will be sold without a reserve price, but the municipality’s competent authority reserves the right to accept or reject the highest bid.
