Villa in the Rauma Archipelago, Rauma

A villa of approx. 160 m2 for sale in the Rauma archipelago. Including the terrace, approx. 200 m2. The building is located on an island called Katavisto.

The villa was built in the 1940s. This fairly large two-storey villa meets the wishes of even a bigger family. On the ground floor there is a large covered terrace. A very spacious living room with a cottage feel, a roomy kitchen, a utility kitchen, and 1 bedroom. In addition, there is a through-room that can be converted into a shower + WC room. Upstairs there is a large hall area, and 2 bedrooms. There is also plenty of attic space, as well as a good-sized basement. The building has electric heating, but it has been kept cold in winter. Summer water can be converted into year-round water with minor changes. The outbuilding is in good condition, but if desired it can be demolished and a new one built in its place.

Connected to the water mains. So the sale includes water + electricity connections. The exterior cladding was renewed except for the north wall. All windows were renovated in 2018-2020. The building is located on a rental plot owned by the City of Rauma, about 1 hectare in size. The annual rent is €3,817.77, and the lease is valid until 31/12/2051. The property has no property tax because it has been used for public benefit (camp centre). The building is dry and in good condition throughout. There is an opportunity to fit shower and WC facilities inside on the ground floor in the current cleaning equipment store room (plenty of space), and the hall area upstairs above that room, so a WC could also be easily placed there. Under the plastic floor coverings upstairs there is varnished pine flooring.

The plot is sandy soil, so installing a separate sealed tank is relatively easy and inexpensive (when asked in 2023, excavation and installation of a 5 m3 tank cost €3,500). Waste water is led via wells to a soakaway field.

The gutters on the main building need to be replaced throughout.

The roof of the beach sauna was fully renewed in 2016-2018. The south wall of the sauna needs some attention; either the battens or the entire exterior cladding should be renewed within 5 years. Water supply also to the sauna.

The beach was dredged in autumn 2025 and is about 2 m deep up to the bay. From the bay to the sea it drops immediately to +4 m. Reeds have been removed from a wide area. There is a place for a barbecue shelter right next to the bay.

The dredging costs were considerable!

By boat from Rauma via Syväraumanlahti it takes about 10-15 min (at 20 knots). From Säikä, about a 50 m rowing trip to the island from the mainland.

Sold as no longer needed (the introduction of wellbeing services counties ruined the plans for the property).
