Bids must be placed by the stated deadline. The highest bid is the bid the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. By placing a bid the bidder accepts all terms of sale. For holiday apartment shares, purchase contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends a signature link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the purchase contract within 3 days of the auction's end.

Withdrawal from the sale

If the sale fails to complete due to the bidder's actions, the seller is entitled to compensation for false bidding and disturbance of business of at least €280 or 10% of the highest bid. (NOTE: This invoice is enforceable by debt collection) Participation in the auction without intent to purchase is prohibited.

Inspection of the property

Bidders must, before placing a bid, inspect the flat and the company documents and records. The buyer cannot later rely on any matter that could have been discovered in a prior inspection. Shares are sold with the information provided in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the accuracy and currency of documents relating to the property. Suomen Yrityskonsultointi confirms it has given the buyer all information the seller knows and which can be expected to affect the sale. Suomen Yrityskonsultointi confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and for Holiday Club's registration fee (€40 private / €60 companies). Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the property manager the purchase contract, a copy of the share certificate's transfer entry and the transfer tax certificate for registration of the share.

NOTE! Suomen Yrityskonsultointi acts only as the notifier, not as the seller. The owners of the shares will be listed as sellers on the purchase contract once the auction has ended. The backgrounds of all owners of the shares we list have been checked and the shares can be bid on safely.
