Terms of Sale


The lot is sold in an online auction with incremental bids on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 12 August 2026 at 16:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted for the lot. A written purchase offer must be delivered by post or by e‑mail so that it arrives at the Enforcement Authority no later than 7 August 2026 at 16:15. A written offer may also be delivered by the above deadline to the Enforcement Authority’s Oulu office at Torikatu 34–40, 90100 Oulu. The office’s customer service is open on weekdays 08:00–16:15. A written purchase offer must state the bidder’s name, personal identity number or business ID and contact details. A written offer will be entered into the online auction as a maximum (proxy) bid. The person submitting a written purchase offer is responsible for ensuring it arrives by the deadline. A written purchase offer is binding and is subject to the same terms as bids in the online auction.


This bidding procedure is part of an offering process for a total of five jointly mortgaged properties, in which offers are requested under the alternative offering procedure of Chapter 5, Section 61 of the Enforcement Code both for all jointly mortgaged properties together and for each property separately. Separate offers for individual properties will be accepted if they exceed the joint offer or if the debtor requests it and all preferential claims and the applicant’s claim are covered.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and sold by the enforcement officer by private sale in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms

The enforcement officer will inform the maker of the highest bid whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the entire purchase price by bank transfer to the Enforcement Authority’s official escrow account. When the payment is visible on the escrow account, the enforcement officer will issue a sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: Unless the full purchase price is paid immediately, the buyer must immediately pay a deposit equal to 20% of the purchase price.


Payment period: If necessary, up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest is charged on the entire purchase price for the whole payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter, which is currently 9.50%.


Buyer’s obligations


On transfer of title, the buyer must independently pay the transfer tax of three per cent before applying for title and at the latest within six months of the execution of the contract. The buyer is responsible for the costs of registering title and for the transfer tax.


The State has a pre‑emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or for ensuring or safeguarding territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/469).


Foreign persons as defined by law have the right to acquire real estate within the territory of the State of Finland only if a permit is granted for the acquisition (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/470).

The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the lot in the Huutokaupat.com service to which the bid relates.
