Terms of Sale

The item is sold in an online auction held on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 12 August 2026 at 17:00 (or 3 minutes after the last bid accepted for the auction).


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted. The written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 7 August 2026 at 16:15. A written offer may also be submitted by the deadline to the Enforcement Authority’s Oulu office at Torikatu 34-40, 90100 Oulu. The office’s customer service is open on weekdays 08:00–16:15. The written offer must state the bidder’s name, personal identity number/company ID and contact details. A written offer will be recorded in the online auction as a maximum bid. The person making the written offer is responsible for ensuring it is received by the deadline. A written purchase offer is binding and is subject to the same conditions as the online auction.


This bidding procedure is part of the offering procedure for a total of five jointly mortgaged properties, in which offers are requested in an alternative offering procedure under Chapter 5, Section 61 of the Enforcement Code for all jointly mortgaged properties together and for each property separately. Separate offers for individual properties will be accepted if they exceed the joint offer or if the debtor requires it and all preferential claims and the applicant’s claim are covered.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and will be sold by private sale by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction conditions set out in the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the whole purchase price by bank transfer to the Enforcement Authority’s official trust account. When the payment appears in the trust account, the enforcement officer issues the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the date of the sales decision. In that case, annual interest is payable on the full purchase price for the whole payment period from the date of sale to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter, currently 9.50%.

The buyer is responsible for any charges arising from the transfer of connection contracts.


On transfer of ownership the buyer must pay the transfer tax of three percent on their own initiative before applying for title registration and at the latest within six months of signing the contract. The buyer is responsible for the costs of title registration and the transfer tax.


The State has a pre-emption right in the purchase of the property if acquiring the property is necessary to ensure national defence, border surveillance or border security, or to monitor or secure territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/469).


Foreign persons defined in the law may acquire property in the territory of the State of Finland only if permission is granted (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/470).
