Specific conditions of sale
How to submit bids
The property is sold by increment bids in an online auction held on the www.huutokaupat.com website during 15 June 2026–8 July 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
If it is not possible to submit purchase bids via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the automatic increase mechanism. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the reference number of the Huutokaupat.com listing concerned. A written purchase offer is binding and is subject to the same terms as the online auction. Written offers must be delivered no later than 2 July 2026 at 12:00 to the Enforcement Authority’s Kotka office, address Vuorikatu 5 C, 48100 Kotka, or by e-mail to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or to extend the sales period.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of chapter 5 of the Enforcement Code.
Payment terms
Deposit
The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made. Otherwise, the maker of the highest bid will be regarded as the buyer.
If necessary, time to pay the remainder of the purchase price may be granted until 29 July 2026. Any deferred payment period will be notified separately. If an extension is granted, annual interest under section 3(2) of the Interest Act will be charged on the entire purchase price for the agreed payment period from the date of sale until the end of the payment period. If no extension is granted, the purchase price must be paid immediately after the acceptance of the offer.
If payment is not made within the time limit, the buyer must pay default interest under section 4(1) of the Interest Act on the entire purchase price until the purchase price is paid or a new sale has been carried out. The current default interest rate is 9.50%.
Other information
The property is seized and will be sold by free sale conducted by the enforcement officer, following as applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the item for sale.
The buyer is obliged to pay transfer tax of 1.5%. The tax is calculated on the total of the purchase price and any liabilities transferred to the buyer, as of the date of transfer of ownership.
