Plot details

The plot area is 858 m² and the plot has building rights of 250 m². You may build a detached house of one storey, or one storey plus a two‑thirds attic storey, for a single dwelling. Other planning regulations are shown in the local detailed plan.

Terms of transfer

The town of Kerava is offering two plots by tender in the area: Päästäisenkuja 2 and 4. Both plots are open to all applicants and you may submit an offer for either plot.

The city will not transfer both plots to the same bidder. For this reason a bidder may have the highest offer for only one plot at a time. The city reserves the right to accept or reject offers.

The successful bidder may choose to buy the plot or lease it under a ground lease, in which case the annual ground rent is 5% of the offer and is tied to the cost‑of‑living index.

In addition to the purchase price or annual rent, the plot recipient pays property formation costs of approximately €1,000. The buyer also pays the costs arising from the sale (deed certification and title registration) or from making the lease agreement (registration of leasehold), and the transfer tax.

The successful bidder undertakes to pay a reservation fee of €2,000. The city will send an invoice for the reservation fee to the plot recipient’s e‑mail address within two weeks of the end of the tender. The reservation fee will be credited against the final purchase price or the first annual rent, but it is not refunded if the recipient does not conclude an agreement with the city. The plot reservation is valid for three months from the end of the tender, during which the plot recipient must conclude the property sale or ground lease agreement with the city. The city is not liable if a city decision concerning the plot does not become legally valid or is delayed due to appeals for reasons beyond the city’s control.

The residential building erected on the plot must be completed to a habitable condition within three years of signing the deed or lease agreement. The plot may not be transferred to a third party undeveloped without the city’s permission.
