What is Villas ownership?


You either own the apartment outright or, for example, as a 1/8 co-ownership.


Buyer receives Villas-owner benefits: As a Villas owner you can also book Villas apartments at other locations at a last-minute price of €44/night with a minimum stay of 3 nights (excluding Naantali Villas apartments). Villas Tahko Spa apartments are €80/night, minimum 3 nights. Villas last-minute offers are released to Holiday Club owners’ online service for booking seven days in advance.

Villas holiday homes and apartments are built in familiar Holiday Club spa destinations. They are located in popular resorts, close to the best services and activities!

  • If you do not use your weeks, rental income is shared among owners according to the operator agreement. Your rental income depends on how much and when you use or rent out your weeks.

  • You enjoy easy, worry-free holidays in a high-quality, fully furnished holiday apartment maintained by Holiday Club.
    As a Holiday Club Villas owner you can focus on relaxing. You also benefit from an effective shared rental system that rents your apartment safely when you do not use it.

Villas ownership use is flexible

  • Unlike week-owners, Villas owners reserve a week or part of a week for their own use when they want to. Your holiday home is always ready for you and your family.

  • If you do not reserve a week for personal use, Holiday Club will automatically rent out your holiday week and the owner will receive the rental income as agreed.


The buyer receives an operator agreement with the sale under which weeks are rented out and rental income is paid to the share owner quarterly.


Maintenance fee €69/month. Company loan €6,728.28 (remaining 31/12/2025), which the buyer assumes (does not need to be paid immediately but transfers with the sale and is repaid automatically from rental income). Good and professional property manager and operator company (Holiday Club).

Terms of Sale

The seller reserves the right to accept or reject the highest bid.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the specified deadline. The highest offer is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all offers in the system. By placing a bid the bidder accepts all terms of sale. Timeshare sale contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.


Withdrawal from the purchase

If the sale does not go through for reasons attributable to the bidder, the seller is entitled to compensation for a false bid and interference with business amounting to 10% of the highest bid or at least €280. (NOTE! This invoice is enforceable). Participation in the auction without intent to purchase is prohibited.


Inspection of the property

Bidders are obliged before bidding to inspect the apartment and the company’s documents and records. The buyer cannot later rely on an issue that could have been detected in a prior inspection. The shares are sold with the information presented in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of the documents related to the property. Suomen Yrityskonsultointi certifies that it has provided the buyer with all information the seller knows and that could reasonably affect the transaction. Suomen Yrityskonsultointi confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and the Holiday Club registration fee (€40 for private individuals / €60 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the deed, a copy of the share certificate transfer entry and proof of transfer tax to the property manager for registration of the share.


NOTE! Suomen Yrityskonsultointi acts only as the advertiser, not as the seller. The owners of the shares will be listed as the seller on the deed after the auction ends. The backgrounds of all owners we list have been checked and shares can be safely bid on.
