What is Villas ownership?

You own the apartment either entirely or, for example, as a 1/6 share in co-ownership.

If you do not use your weeks yourself, rental income is shared between the owners according to the operator agreement. Your rental income depends on how much time you use the apartment yourself and the timing of your own use.

Villas ownership is flexible

Unlike week owners, Villas owners reserve a week or part of a week for their own use whenever they want to use it. It is always easy to come to your own holiday home. When you step inside, everything is ready for you and your family.
If you do not reserve a week for your own use, Holiday Club will automatically handle the rental of your holiday week and the owner will be paid rental income according to the agreement.

As a Villas owner you can also book Villas apartments at other locations at the last‑minute price of €44/night, minimum 3 nights (excluding Naantali Villas apartments). Villas Tahko Spa apartments are €80/night, minimum 3 nights. Villas last‑minute offers are released to Holiday Club owners’ online service seven days in advance.

Villas holiday homes and apartments are built at familiar Holiday Club spa destinations. They are located in popular resorts, close to the best services and activities!

The buyer receives an operator agreement with the sale, under which weeks are rented out and rental income is paid to the shareholder quarterly.

Monthly maintenance fee €97.75. Company loan €10,500.00 (remaining 31/12/2025), which the buyer takes responsibility for (no immediate payment required; it transfers with the sale and is repaid automatically from rental income). Terms of Sale

The seller undertakes to sell the item to the highest bidder.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer agree to record all offers in the system. The bidder accepts all sales terms when placing a bid. In holiday-share sales the contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.

Withdrawal from the sale

If the sale fails for reasons attributable to the bidder, the seller has the right to compensation for false bidding and disruption of business equal to 10% of the highest bid or at least €280. (NOTE! This invoice is enforceable.) Participation in the auction without intent to buy is prohibited.

Viewing the property

The bidder has a duty before bidding to inspect the apartment and the company documents and records. The buyer cannot later claim any defect that could have been observed during the pre‑inspection. Shares are sold with the information given in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of the documents related to the property. Suomen Yrityskonsultointi confirms it has given the buyer all information known to the seller that may reasonably affect the sale. Suomen Yrityskonsultointi confirms that all charges and other payments owed to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price excluding debt, and Holiday Club’s registration fee (€40 private / €60 companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the contract, a copy of the share certificate transfer entry and proof of transfer tax to the property manager for registration of the share.
