Viewing the property

The descriptions in the listing are the seller’s estimates only. A bidder has a duty to inspect the property, documents and records before making an offer. The buyer cannot later rely on matters that could have been observed during the inspection. Anyone participating in the auction must inspect the property before submitting a binding offer. By submitting an offer, the bidder accepts the property’s condition as is. The buyer accepts electronic notification.

Information provided by the seller

Lahti Facilities Centre warrants that it has given the buyer all information it knows or that can be assumed to affect the sale.

Conclusion of the sale

The time and place for signing the purchase contract will be agreed separately with the buyer. At the signing the buyer must present a receipt for the paid purchase price. Ownership transfers to the buyer after signing the contract and payment of the purchase price. The purchase contract must be signed within one month of when the official decision concerning the sale becomes final.

Other costs

The buyer is responsible for the transfer tax according to the rate in force at the time of the transaction.

Withdrawal from the purchase

If a bidder withdraws from an accepted bid, they must compensate the seller for costs arising from the failed auction, amounting to 4% of the purchase price.

Sanctions

The parties to the transaction warrant that they will comply with trade, economic or financial sanctions, trade embargoes or similar restrictive measures imposed by sanctions authorities. The parties warrant that neither they nor any of their direct or indirect subsidiaries or associated companies, nor their beneficial owners, members of the board or other senior officers, are subject to sanctions or otherwise violate applicable sanctions.

If the warranty given by a party above proves to be untrue or incorrect, that party must notify the other party without delay upon becoming aware of the breach. In addition to other remedies, the non-breaching party may terminate the sale and claim compensation from the party that breached the warranty for all losses, costs and damages caused by the breach.

For the purposes of this agreement, sanctions authorities mean the following bodies and their institutions, agencies or departments:

the United Nations Security Council; the European Union; the United Kingdom; and the United States (including, as applicable, the United States Department of the Treasury Office of Foreign Assets Control (OFAC)).
