Offers must be submitted by the stated deadline. The highest bid is the offer the seller has accepted as highest. Please do not bid if you do not intend to complete the purchase! The seller and buyer agree to record all bids in the system. By placing a bid, the bidder accepts all terms of sale when completing the bid. Timeshare sales contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the sales contract and sends the signature link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the sales contract within 3 days of the auction closing.

Withdrawal from the sale

If the sale does not proceed due to the bidder's fault, the seller is entitled to compensation for false bidding and disruption of business of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable by debt collection)

Viewing the property

Bidders are obliged to inspect the apartment and the company's documents and records before making an offer. The buyer cannot later claim defects that could have been observed during a prior inspection. Shares are sold with the information provided in the listing.

Seller's statements

The seller is responsible for the accuracy and timeliness of the documents related to the property. The seller confirms having given the buyer all information the seller knows and that may reasonably affect the sale. The seller confirms that all service charges and other payments due to the company have been paid up to the date of sale. Photos in the listing may not be of exactly the same apartment but of a corresponding apartment in the same company. Timeshare sales are always made with a separate sales contract under the terms stated therein, which the buyer and seller accept by signing.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price excluding any debt. The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the sales contract, a copy of the share certificate transfer entry and proof of transfer tax payment to the property manager for registration of the share.
